Yes, they are all over the place, I wasn't sure so I asked for opinions and going by feedback I am getting to my question will probably pitch it around, possibly, somewhere in the top half of the 4's which allows for negotiations.

At the end of the day no matter what price I ask some will say too high, others too low, it's always difficult getting a compromise.
